Crawl space waterproofing is the set of measures that keep water out of the space in the first place: grading and drainage at the surface, interception below grade, and a discharge route that carries water away from the foundation. It is a different job from encapsulation, and on the Cape Fear coast it usually has to happen first.
What we do on the first visit
We look for where the water is arriving from, which is rarely obvious from inside. Downspout terminations, grade fall in the first ten feet from the foundation, the high-water mark inside the crawl space, and whether the soil at the footing is saturated.
Surface water vs groundwater — they need different fixes
Most crawl space water is surface water that was never given anywhere else to go: downspouts discharging at the foundation, ground sloping back toward the house, or a driveway shedding straight at a crawl space vent. These are the cheapest problems to fix and the most commonly missed, because a contractor selling interior systems has no reason to look at your gutters.
Groundwater is the other case: the water table rising above the crawl space floor after sustained rain. That cannot be graded away and needs interception — a perimeter drain at the footing, a sump, and a pump.
Why this matters more in the Cape Fear region
Wilmington takes roughly 57 inches of rain a year, and much of the area sits low over sandy soil that drains fast at the surface and much more slowly beneath. After a sustained storm the ground under a crawl space can stay saturated for days. Homes that have never flooded above grade routinely take standing water underneath.
The practical consequence is that a crawl space here can be dry for nine months and wet for three, and an assessment made in the dry months misses it entirely. The high-water mark on piers and on the base of the perimeter wall is the evidence that survives — it is the first thing we look for.
The order that actually works
Cheapest and most effective first: fix the grading and get the downspouts discharging at least six to ten feet from the foundation. A surprising number of crawl space water problems stop there, and it costs a fraction of an interior system.
Where water still arrives, interior perimeter drainage and a sump follow. Only once the space stays dry does a liner go down. Sealing over active water is the single most common reason an encapsulation fails.
