Do not seal, insulate or run a dehumidifier against standing water. Find the source first: check downspouts, grading and for a plumbing leak. Remove the water, dry the framing to below 16% moisture content, then address why it arrived. Sealing over it makes things worse.
First, work out what kind of water it is
Clean water that appears after heavy rain is groundwater or surface runoff. Water present when it has not rained for a week is almost always a plumbing leak. Water with an odour may be sewage, which is a different job and a health matter.
The distinction decides everything that follows, and it takes ten minutes to establish.
- Appears after rain, clears slowly — groundwater or surface runoff
- Present in dry weather — plumbing leak, find it before anything else
- Foul odour — possible sewage; do not enter without protection
- Localised under a bathroom or kitchen — supply or drain line
What to do in the first 48 hours
Shut off water to the house if a leak is suspected and see whether the water stops arriving. Get the standing water out — a utility pump handles most volumes. Get air moving to start drying, but do not seal the space.
Photograph everything, including the high-water mark, before it dries. If an insurance claim is possible, that evidence disappears within days.
What not to do
Do not lay plastic over wet ground. Do not install insulation. Do not run a dehumidifier as the solution — it will run permanently against active water arrival and never reach target.
And do not accept a quote for encapsulation from anyone who looks at standing water and does not lead with drainage.
The bottom line
Source, remove, dry, then fix the cause. The liner comes last, and any sequence that puts it earlier is one you will pay for twice.
