1. Is there a musty smell in the house?
-
2. Have you ever seen standing water in the crawl space?
-
3. Any white, grey or dark growth on the wood underneath?
-
4. Does a screwdriver push into any joist or girder?
-
5. Do any floors bounce, slope or feel soft?
-
6. What is on the crawl space floor?
-
7. Are the foundation vents open?

About this assessment
- Is this assessment a substitute for an inspection?
- No. It sorts your situation into a rough urgency band from what you can see without tools. It cannot measure humidity, moisture content in the framing, or what is happening under an existing liner.
- How do I check if a joist is soft?
- Push a screwdriver into the underside of a joist or girder where it looks discoloured. Firm resistance means surface growth at worst. If it sinks in, the wood has lost section and that is structural.
- Do I have to give my email to see the result?
- No. The result appears immediately. There is a form if you want a real quote, but nothing is gated.
