How Long Does Crawl Space Encapsulation Last?

The liner outlives the equipment by decades.

A properly installed reinforced liner lasts 20 years or more, and often the life of the house. The dehumidifier is the limiting component at roughly 8–12 years. Where encapsulation fails early it is almost always because water was never dealt with, not because the material wore out.

Component by component

The system has parts with very different service lives, which is worth knowing before you read a warranty.

  • Reinforced 12–20 mil liner — 20+ years, often longer
  • Seam tape and termination adhesive — 10–20 years, the usual first failure
  • Dehumidifier — 8–12 years
  • Condensate pump — 5–10 years
  • Sump pump — 7–10 years

What shortens it

Water underneath is the main one. Beyond that: foot traffic on unreinforced liner, debris left under the sheet, and terminations applied to unprepared surfaces.

Rodent activity will also open a liner up, which is a good reason to seal entry points as part of the work.

Reading a warranty properly

A twenty-five year warranty on the liner material is not a promise the system works for twenty-five years. Ask what is covered — material, workmanship, or a performance outcome — and what voids it. Most exclude anything related to water intrusion, which is the most likely cause of a claim.

The bottom line

Budget for replacing the dehumidifier once or twice over the liner's life, and treat any warranty claim about the system as separate from the material.
